What does it really mean? Location is extremely
important to the resale value of your home. The idea is to buy a house
that will appeal to
the largest number of potential future homebuyers. A careful choice
of location can influence the future sale of your home, both positively
and negatively.
While I can’t guarantee that your home will
grow in value, there are steps we can take maximizing your potential
gain. In order
to do
this we need to take a few things into consideration when buying
a home.
-- Homes with a beautiful view, privacy and extra
amenities often sell at a premium above similar homes without these
benefits.
However,
if these benefits are important to you, buy the home for those
reasons,
not for investment. Though you may place a considerable dollar
value on these benefits others may not when you sell. If you are
buying
a
house with extra amenities, try to pay as little extra as possible
and don’t let the benefits of the home out way your future
potential gain.
-- In every neighborhood, houses will vary in size.
If resale value is an important consideration, you should not buy
the largest home
in
the neighborhood. If most of the nearby houses are smaller than
yours, they can act as a drag on appreciation. The opposite can
be true if
you purchase a smaller or medium sized home, the larger homes can
help pull up your value.
