-- The Kitchen is the most important room in the house; this is where family gathers and when entertaining the area most people gravitate to. Larger easy flowing kitchens are better, and they should update with modern appliances. Dining areas should be located adjacent to the kitchen. Easy access to the back yard is also an important feature, as there will be occasions for barbecues and outdoor entertaining.

-- Three and four bedroom houses are the most popular among homebuyers, so if you can stick to that range you will have more potential buyers when it comes time to resell. Plenty of closet space, well located laundry rooms and at least a 2 to 3 car garage should also be taken into consideration when buying.

-- Property condition can make a difference when it comes to making an offer. Let’s say you found a property you are interested in, put the home in one of three categories - average, above average, or below average. Then you should begin the process of evaluating the home, the structural condition is most important - items such as walls, ceilings, floors, doors and windows. Pay special attention to bathrooms and bedrooms and whether the plumbing and electricity work efficiently. Look at the fixtures, such as light switches, doorknobs, and drawer handles. Always have an inspection done, there may be important items that need to be addressed that the present home owner knows nothing about.
