Once you have the true Market value of
your home, there are a few important steps to take before you have
potential buyers
viewing your house:
-- Since a homebuyer’s first impression of
the house is based on his or her view of the house from the real estate
agent’s car. It would be a
good idea to take a walk across the street and take a good look at your
house. What needs the most attention? Walk down your block and look
at other houses,
how does yours compare. How does the entry way of your home look?
If your door mat is ragged buy a new one. Make sure the door itself is
clean and has
no peeling paint. Does the lock on the front door work properly or is
it difficult to open. The first impression is the most important.
-- Staging
the interior is just as important as “curb appeal “of your
home. Making your home anonymous is important because you want buyers
to view the house as their potential home. When a potential homebuyer
sees your family
photos hanging on the wall, it puts your own brand on the home and
momentarily shatters their illusions about living in the house themselves.
Put away
family photos, sports trophies, collectible items, knick-knacks, and
souvenirs..
-- With the kitchen being the most important room
of the house it is a good place to start removing clutter. First, take
everything off the
counters.
Find a
place where you can store everything in cabinets and drawers. Of
course, you may notice
that you do not have cabinet space to put everything. Clean them
out. The dishes, pots and pans that rarely get used? Put them in a
box and
put that
box in storage.
Homebuyers will open all your cabinets and drawers. Buyers want plenty
of storage space and the best way to show that is by having as much
empty space
as possible.
Clean out the pantry and below the sink, removing extra cleaning
supplies. Make sure there are no leaks under any of the sinks, since
this may
make homebuyers wary of buying your home.
